Tenant Fees
Tenant Fees & Permitted Payments
In accordance with the Tenant Fees Act 2019 and current legislation, we are only permitted to charge tenants certain payments in connection with a tenancy.
Unless listed below, all other tenant fees are prohibited.
Holding Deposit
A holding deposit of up to one week's rent may be required to reserve a property, subject to referencing and contract.
Tenancy Deposit
A tenancy deposit of up to five weeks' rent will be required where the annual rent is less than £50,000.
A tenancy deposit of up to six weeks' rent will be required where the annual rent is £50,000 or more.
All tenancy deposits are protected in a government-approved tenancy deposit scheme.
Rent
Rent is payable as set out in the tenancy agreement.
Changes Requested by the Tenant
Where a tenant requests a variation, assignment or transfer of a tenancy, a fee of up to £50 may be charged, or any reasonable costs incurred if these exceed £50.
Lost Keys or Security Devices
Tenants are responsible for the reasonable cost of replacing lost keys, key fobs, access cards, locks or other security devices.
Late Payment of Rent
Interest may be charged on rent overdue by more than 14 days at a rate of up to 3% above the Bank of England base rate.
Early Termination Requested by the Tenant
If a tenant requests to end a tenancy before they are legally entitled to do so, they may be responsible for the landlord's reasonable costs incurred as a result of the early termination.
Tenant-Fault Contractor Attendance
Reasonable costs incurred where a contractor attends following a report made by the tenant and the issue is found to have been caused by the tenant, a member of their household, or their visitors, or where no fault is found and the call-out was unnecessary.
Important Information
We do not charge administration fees, referencing fees, tenancy renewal fees, inventory fees or any other prohibited fees.
