At FP Rose Estates, we offer flexible service options to suit different landlords and property portfolios. Whether you simply need help finding a tenant or would prefer a fully managed service, we provide transparent pricing with no hidden charges.

Tenant Find Service

Fee: 80% of the first month's rent (minimum fee £750)

Our Tenant Find Service includes:

  • Rental valuation and market appraisal
  • Advice on landlord responsibilities and compliance requirements
  • Property marketing on major property portals
  • Professional photography (where applicable)
  • Accompanied viewings
  • Tenant referencing and credit checks
  • Right to Rent checks
  • Preparation of tenancy agreements
  • Collection of the first month's rent
  • Deposit registration (where applicable)
  • Tenant move-in arrangements

Rent Collection Service

Fee: 7.5% of monthly rent collected, plus a £360 tenancy set-up fee

Includes everything in the Tenant Find Service, plus:

  • Monthly rent collection and remittance
  • Monthly landlord statements
  • Rent arrears monitoring
  • Chasing late rental payments
  • Rent review guidance
  • Ongoing rent-related tenant liaison

Fully Managed Service

Fee: 12% of monthly rent collected, plus a £360 tenancy set-up fee

Includes everything in the Rent Collection Service, plus:

  • Two routine property inspections per year
  • Written inspection reports
  • Day-to-day tenant management
  • Maintenance coordination
  • Contractor instruction and management
  • Statutory compliance renewal arrangements
  • Deposit negotiations at the end of tenancy
  • Key holding service
  • Liaison with utility providers and local authorities where required
  • Re-marketing of the property at the end of the tenancy

Compliance Services

  • Energy Performance Certificate (EPC) – Price on application
  • Gas Safety Certificate – Price on application
  • Electrical Installation Condition Report (EICR) – Price on application
  • Portable Appliance Testing (PAT) – Price on application
  • Legionella Risk Assessment – Price on application
  • Smoke and Carbon Monoxide Alarm Installation – £40
  • Smoke and Carbon Monoxide Alarm Testing – Price on application

During the Tenancy

  • Additional Property Inspection – £30 per visit
  • Rent Review – £65
  • Landlord Withdrawal During Tenancy – £240
  • Maintenance or Refurbishment Arrangement Fee – 10% of contractor invoice value for works exceeding £500
  • Additional Contractor Quotations (over three quotes) – £40 per quotation

End of Tenancy

  • Check-Out Inspection – Price on application
  • Tenancy Deposit Dispute Administration (where not included in service level) – £150
  • Court Attendance – £300 per hour

Financial Administration

  • Additional HMRC Reporting Requests (where not included in service level) – £40 per request

VAT

FP Rose Estates Ltd is not currently VAT registered and therefore VAT is not chargeable. Should VAT become applicable in the future, VAT will be charged at the prevailing rate.
